How rent agreement stamp duty works in West Bengal

11 months: Almost all residential leave & licence agreements in WB are kept to 11 months to avoid mandatory registration under the Registration Act. They are executed on ₹100 e-Stamp paper (sometimes ₹10 + ₹100) and notarized. Cost is typically ₹100 stamp + ₹200–₹500 notary/printing. No 1% registration fee.

12 months and above (registered lease): Must be registered at the sub-registrar. Stamp duty is then charged like a conveyance on the average annual rent + 10% annual interest on refundable deposit. Slab = 6% urban / 5% rural up to ₹1 Cr consideration per year, 7%/6% above ₹1 Cr + 1% registration on the same consideration. This calculator uses that notified WB method for estimates.
