How stamp duty is calculated in West Bengal (2026)

West Bengal charges stamp duty under the Indian Stamp Act 1899 + state surcharge. The 2% pandemic rebate ended on 1 July 2024. Current rule:

Example calculations

  • Kolkata flat ₹60L (Urban): 6% = ₹3,60,000 + 1% = ₹60,000 → Total ₹4,20,000
  • Kolkata flat ₹1.2Cr (Urban): 7% = ₹8,40,000 + 1% = ₹1,20,000 → Total ₹9,60,000
  • Rural land ₹80L (Panchayat): 5% = ₹4,00,000 + 1% = ₹80,000 → Total ₹4,80,000
  • Gift to son – ₹50L property: 0.5% = ₹25,000 + 1% = ₹50,000 → Total ₹75,000

How to pay online (WB Registration portal)

  1. Go to igr.wb.gov.in → E-Services → Calculator for MV, SD & RF → generate e-Assessment Slip (Query Number + Year).
  2. Then e-Payment & Refund → Stamp Duty & Registration Fees → enter Query Number → GRIPS portal → pay via net banking / UPI / debit card.
  3. Save the e-Challan (GRN + BRN) for the sub-registrar. Stamp duty must be paid before registration.

Is there any discount for women buyers?

No. West Bengal currently has no separate concession for women – same 5%/6% and 6%/7% slabs apply to all buyers.

What is the registration fee?

Flat 1% of market value for all conveyance deeds, gift deeds to non-family, exchange deeds statewide.

Do I need to pay stamp duty on agreement value or market value?

Whichever is higher – government Ready Reckoner / market value prevails if consideration is understated.
